Scope of Work.
The NZR Co Building, originally the headquarters of the New Zealand Refrigeration Company, has undergone a comprehensive and successful refurbishment. The project focused on modernising the building while preserving its iconic mid-century architectural features. Seismic strengthening was carried out to ensure the building now meets a 100% New Building Standard (NBS) rating. Additionally, a new lift system and basement end-of-trip facilities were installed, enhancing accessibility and convenience for tenants. The building has also been upgraded to achieve a 5-star carbon score, which signifies a significant reduction in embodied carbon emissions by approximately 4,800 tonnes.
The refurbishment of the NZR Co Building has been a resounding success. The building now boasts seven levels of high-quality office space, with flexible floor areas ranging from 247 to 3,041 square metres. The modern office spaces have been designed to meet the needs of contemporary businesses, offering both comfort and functionality. The ground floor, which is dedicated to retail or hospitality use, provides approximately 328 square metres of prime space. The building's original mid-century style has been seamlessly integrated with modern amenities, making it a standout asset in Christchurch's central business district.

Character and Identity
The NZR Co Building has successfully maintained its distinctive mid-century modern architecture while embracing modern upgrades. Key features such as the original granite and terrazzo lobby, exposed ceilings, and expansive windows that allow natural light to flood the interior have been preserved, giving the building a unique character. The new lift system and end-of-trip facilities complement these historic elements, enhancing the building’s overall functionality. The focus on sustainability, highlighted by its 5-star carbon score, ensures that the building is not only a reflection of Christchurch's rich architectural heritage but also a forward-thinking landmark in the city’s commercial landscape.
